Renting a home, apartment or condominium can bring great and lucrative gains for those willing to invest in such a business. Before you get ready to put the sign indicating your property is for rent, you will need to make sure you prepare for things well ahead of time. The following steps will give you what you need to know to make it happen and to prepare your property for future tenants:

  • You must begin by inspecting your home, making sure you follow up on and deal with any repairs and major problems that need addressing. Roof leaks, cracks, clogged gutters and leaky pipes are all issues that need to be dealt with, the same goes for any electrical issues and the condition of your floors. Whatever the case, you will need to fix things before you move on to renting the place out.
  • Your tenants will feel a lot better and at ease if you make sure they have a secure place to live with safety in mind. If you happen to be renting out only a part of your home, then you will need to make sure you have made sure you prepared the place for emergencies. Ensure you have smoke detectors around the home as well as making sure they’re in working condition. Pay special attention to the kitchen and place fire extinguishers just to be on the safe side.
  • You will need to make sure you have the place nice and clean for your future tenants. Deal with the floors, blinds, windows and other areas around the house, shampoo the carpets and remove all stains from anywhere you can find them. If you have to repaint the walls, then make sure you do so in a good, neutral color so the rooms may seem brighter and cleaner overall.
  • You will need to evaluate the appliances and furnishings, as they will need to look great too. If you have good fixtures and furnishings, then you will need to make them look good before you rent the place out. If you won’t provide your home in a furnished state, then you will need to make sure you remove the aforementioned furnishings and fixtures if you don’t want them to be there. If you do have to provide any appliances, make sure you clean them both on the inside and the outside. You may need to do some maintenance on the appliances, but it will help the rental price in the end if they are present.
  • You need to figure out how you want to handle the rental. If you plan on doing this alone, then you will need to prepare a legal lease document for your tenant and yourself.     Another good tip is to make sure the homeowners or condo association will permit the property to be let out, as this is not always the case. Better to be sure first, right?
